Finding the BEST Real Estate Agent in Fredericksburg, TX

How do you find the very best Realtor in Fredericksburg, Texas? This is a question I get a lot! And I always tell people there are several factors to consider, and of course it should all be tailored to what you as the potential client prioritize in a client experience. 

The following factors apply whether you are looking to buy or sell a home, land, short term rental, or commercial property, THESE are the top factors to consider when interviewing agents.


1. Education. All agents are not created equal. That’s the simple truth. Unfortunately, it is very easy to obtain a Realtor license, but it is VERY difficult to become a GREAT agent. Having practiced law as a trial attorney, earlier in my career, my ability to negotiate deals and diffuse difficult situations is understandably advanced. More importantly, I pass these skills on to my entire team in our weekly training sessions. It is incredibly important to me that any agent wearing the Absolute Charm Real Estate Group name be the most informed and prepared Realtor in the Fredericksburg market. That is why we invest so much time in the education of our team.


2. Experience. Buying or selling real estate is typically the most expensive transaction most people ever experience. This is simply not the time to do a favor to your hairdresser’s neighbor. I highly recommend working with a full-time agent. There are so many part-time agents pouring wine or waiting tables on the weekend. Would you let a part-time dentist perform a root canal on you? Think of how much more is truly on the line in a real estate transaction!


3. Knowledge. Your Realtor MUST understand the local market in terms of pricing, zoning, etc. I have seen agents on my team save clients $70,000 on one deal by encouraging them NOT to overpay for a listing  listed by an out of town agent. The advice these clients received was priceless.


4. Honesty and Integrity. It should go without saying, but it is important to vet the reputation of the agents you interview and then also have your own gut check. Will this agent put your interests above their own? Can you take what they tell you as gospel? If you aren’t sure, you don’t have the right real estate agent selected. 

5. Fast, Clear Communication. This one can be tricky to gauge when you are interviewing. You should ask the agent to describe their system of communication. And then read their REVIEWS. See for yourself if communication is among their strengths.

6. Local. Is this Realtor or Broker local? Occasionally I see a Seller think… especially in multi-million dollar listings, think they should hire an agent from Austin or San Antonio. This is a huge mistake in my opinion. Our market in Fredericksburg is HYPER local. Understanding our ordinances and development history are crucial. I conducted some research recently and learned that during the preceding two year time period, 28 homes listed over $2,000,000 sold. ONE of those was listed by an out of town agent. Even if  you don’t choose an Absolute Charm agent, please choose a local agent. 

7.Brokerage. While choosing a local agent is key, it is also very important to choose an agent backed by an international brokerage. In 2018 we aligned ourselves with Exp Realty, the largest independent real estate brokerage in the world. We have access to resources that we simply would not have as a mom and pop boutique.

8. Marketing. If you are looking to SELL property, it is important to understand what resources can the agent actually provide? Virtually all agents will TELL you they use cutting edge marketing, but don’t take their word for it. Take a look at what they have actually done. Most agents have the desire to market your property, but the truth is it is all very expensive. And staying cutting edge on what marketing is working today requires being plugged into coaching and masterminds around the country. 9.Team or no team. The truth is it is impossible a one or two agent show simply doesn’t have the same reach or coverage that a team does. When our team gathers every Monday morning at 9:00 for our weekly Sales Meeting, we call it “the power of the room.” We will have 15 agents sitting around the table, pen in hand, just waiting to hear about your upcoming listing because they have buyers looking and they want to be the first to spread the word. A team also gives coverage when your agent has an emergency or leaves town. Having the relationship with a larger group simply gives you more support.

10. Personality. Okay, let’s face it. You are potentially going to be spending a good deal of time with your agent, so make sure you are a good personality and temperament fit. Buying or selling a home should be FUN!

Finding the very best agent in Fredericksburg may require a little bit of effort on the front end, but it will pay off with more money in your pocket and less stress in your mind as the deal goes on.
